Press Release: Natural Capital Exits Pinnacle Park Investment from Fund II
(Fayetteville, Ark.) — Natural Capital, an Arkansas-based private investment firm, has exited its investment in Pinnacle Park, a portfolio of twelve commercial buildings in Rogers, Arkansas, marking a completed disposition from Natural Capital Fund II.
Natural Capital initially partnered with Orion Capital Partners to acquire the portfolio in May 2023. The properties total approximately 282,600 rentable square feet and are located in North Pinnacle, the largest commercial district in Northwest Arkansas. The portfolio includes a diversified mix of retail, office, and medical tenants.
Since acquisition, Natural Capital and Orion Capital Partners jointly oversaw asset management efforts, while Tom Allen with Cushman & Wakefield | Sage Partners led property management and leasing and will continue to do so. During the hold period, capital improvements were completed across the portfolio, including building upgrades, tenant improvements, and HVAC investments.
Natural Capital signed a letter of intent to sell its ownership interest to Orion Capital Partners in June 2025 and completed the transaction in December 2025.
“We received a compelling offer that allowed us to realize value ahead of our original timeline,” said Brad Henry, managing partner of Natural Capital. “Exiting at this point reduced execution risk and allowed us to lock in returns that exceeded our initial underwriting expectations. We appreciate the partnership with Orion and look forward to seeing them continue to add value to the portfolio.”
Following the transaction, NWA Office Holdings, LLC, an Orion-led affiliate, assumed full ownership of the Pinnacle Park portfolio and will continue asset management of the properties.
“Pinnacle Park has been a strong portfolio for us, supported by the same long-term fundamentals that originally attracted both groups, including location, tenant demand, and durable performance within the Northwest Arkansas market,” said Ben Lester, partner at Orion Capital Partners. “We appreciated working with Natural Capital on the investment. The collaboration delivered a mutually beneficial outcome, and we would welcome the opportunity to work together again.”
The exit concludes Natural Capital’s involvement in the asset, while Orion Capital Partners remains the owner. Cushman & Wakefield | Sage Partners will continue to provide property management and leasing services.
The Pinnacle Park disposition represents one of several realizations underway within Natural Capital Fund II, which is focused on monetizing mature investments and returning capital to limited partners.
