Natural Capital Completes Full Exit of Bentonville Single-Family Housing Investment
(Fayetteville, Ark.) — Natural Capital, an Arkansas-based private investment firm, has fully exited its investment in a 332-home single-family residential development in Bentonville, Ark., marking a completed disposition from its real estate portfolio.
Natural Capital initially placed the investment on March 10, 2023, supporting the delivery of single-family homes designed to meet demand for attainable housing options in one of Northwest Arkansas’ fastest-growing markets. Strong buyer demand drove an accelerated pace of individual home sales, allowing Natural Capital to complete its full exit on May 21, 2026
The Bentonville development included 332 homes across three unit sizes: approximately 800 square feet, 1,100 square feet and 1,250 square feet. The project was centrally located in Benton County, approximately 11 minutes from the new Walmart Home Office campus and the Bentonville Square.
Natural Capital’s original investment thesis was driven by strong housing demand, limited supply and rising home prices across Northwest Arkansas. At the time of investment, home price growth in Benton and Washington counties had placed homeownership increasingly out of reach for many essential workers, including teachers, firefighters, health care professionals and manufacturing employees. The development was designed to help address that gap by delivering homes at more attainable price points than many of the region's competitive offerings. The homes were also designed to maximize density and land use, with an emphasis on shared green spaces and access to local trails.
During the hold period, Natural Capital and its partners successfully delivered and sold all 332 homes in a competitive, high-growth residential market. The exit occurred earlier than originally expected due to a higher velocity of home sales than Natural Capital had initially underwritten.
